Contents of a HIP

Unless you have ordered any additional reports the Home Information Pack will contain:
An index
An Energy Performance Certificate (EPC)
A sale statement
Land Registry Official Entries and filed plan*
A Local Authority Search+
Water & Drainage Enquiries
* These documents will be replaced by copies of your actual title deeds together with a search of the Index Map if the title to your property is not registered at Land Registry.
+ This may be a personal Local Authority Search completed by a Personal Search Agent as authorised by the Home Information Pack Regulations 2007.
Further additional documents may be enclosed if any part of the title to the property is leasehold or commonhold.

Additional reports

Your HIPs will contain all the documents and information required by law. However, you may choose to add additional useful information with the pack and we can help you.

Environmental Reports

An Environmental Report can ascertain whether the property in question may potentially be affected by factors such as flooding, subsidence or landslip. The report provides information on these factors together with information regarding air quality, landfill sites, waste sites or contaminated sites near the property. This report usually costs in the region of £30 + VAT.

Home Condition Reports

An objective report on the condition of the property that can be relied upon by buyers. sellers and mortgage lenders. Written in plain English in a standard format, it describes the general condition of the property taking account of its age, character and location and any defects or matters requiring attention.

The prices of Home Condition Reports are set out below:

Property Value £0 - £500,000 = £250 plus VAT

£500,000.01 - £1million = £400 plus VAT
